Well, it's the end of the summer and there's still that one week to get away… or there are still two more weeks to leisurely look at homes to buy in this great real estate market. The sales numbers are up so high from last year in number of homes sold that this summer has proved to be very busy with most home buyers and sellers.
At the current time Consolidated Multiple Listing reports that there are 301 residences sold, pending or with accepted offers this year for the period of Jan. 1 through Aug. 22, significantly higher than last year's.
There has been a lot of inventory, great interest rates and demand for good deals. We have seen movement in all price ranges with value being a leading factor in the purchaser's mind.
Sellers see a lot of homes in their price range and need to place themselves in the market where the buyers see this value and use it to initiate good offers. I always recommend that my sellers see what is out there on the market.
Put yourself in the shoes of any buyer coming through your home. Would you purchase your home over another? Have you decluttered? Perhaps you need to engage a professional stager to update the look of the home? I have sold homes that have been staged by the best pros and they absolutely sell the home. Most people do not have vision and this allows the buyer to see how fabulous your home could be.
I find it interesting how sellers look at homes to buy as they are so detail-oriented in what they expect from their purchase, yet many do not want to spend that time or money on their own home for sale to do things that set their home apart from the other inventory on the market.
