Here is the open house list for today, Sunday, Dec. 4, 2011.

We have 37 open houses ranging from a $325,000 co-op in central Greenwich to a $16 million estate in mid-country Greenwich. Of the 37 houses, we have almost the same number of houses under $1 million (15 homes) as we have over $2 million (14 homes) and 8 houses from $1 – 2 million.

Market Report -  November 2011 was a good month for sales in Greenwich, CT. We had 39 GMLS listings sold. Of these 39 sales, 29 were single-family homes and 10 were condos and co-ops. The single-family homes sales were about the same that we had seen in November 2010 and November 2009 when we had 33 single family home sales recorded at the Greenwich Town Clerk’s office. (We usually pick up several additional sales that were not made through the GMLS.) The high end of the market, over $5 million, continues to be slow with only one sale over this price, but the 10 condo sales are definitely a positive sign for this market

New Normal Continues in Greenwich Real Estate

Once again we are back to the new normal for sales in Greenwich. We are back on track for about the same number of sales as we had last year when we had 549 sales. Back on track because October was a poor month for sales. Each month sales seem to bring a surprise with April, June and September 2011 being record or near record sales months for the last six years and February, July and October 2011 being the worst sales months in the last 6 years.

Market is busy and market priced homes are selling

Bottom line, don’t obsess over one month’s sales. Some months will be up and some will be down until we get a strong recovery. The buyer activity is out there. Houses priced at market price are selling. Last month, the median sales price to final list price was 94.5% about where it has been most of the year. Interest rates are down and affordability of housing Greenwich is still much better than it was during the bubble.
